How Jack & Jill jumped over one U.S. dollar to gain a Dime
Once upon a time Jack & Jill was a hill to look for their dream home. When Jack & Jill was leaving home, Jack turned around, he fell and broke his crown, and Jill found a dime on the floor beside him. Jack got paid in a lump sum of negligence of the owner. Jack and Jill do not buy their dream home, they decided to invest in a home rehab.
Jack & Jill went down the hill and saw a pretty ugly house. Jack and Jill saw a sign that read, "house for sale, waterfront property, motivated seller". When Jack and Jill took a look and bought the money pit to dump. Jack and Jill thousands of dollars sitting in a building next to a swamp. Here's what happened:
Jack and Jill do not examine the areas to invest in. They did not look at surrounding districts, and they do not observe the area during the day or night.
Jack and Jill not examined the property for profit potential. They did not factor in repair costs, Holding costs, hidden costs or closing costs.
Jack and Jill do not follow the due diligence. She did not get an inspection report, an assessment, a certified general contractor to bid the house, or a pest inspection rehab.
Jack and Jill is not a great view of the house to get there were no pictures, information on the house such as bedrooms, square footage, or why it is in its current state.
Jack and Jill does not offer to write or to negotiate terms and to protect them as buyers, they allowed the seller to write the contract, which generally protects the seller. A buyer often contract protects the buyer and the seller.
Jack and Jill do not secure their investments by title. Poor Jack and Jill as they search for a title through a title company they would have found the great flood of 1989 that their home showed a house located on a golf course in a money pit surrounded by a swamp in their backyard.
Jack and Jill used their settlement cash to purchase the property and fix it up instead of working with Lenders for rehabilitation funding. No matter how much money you have to buy and sell property, it's a good thing to a hard lender or OPM-Other People's Money used to do real estate deals. This would have allowed Jack and Jill for their money to use reserves or let it sit in the bank and the to earn interest.
Jack and Jill do not use their local Real Estate Professionals to help with the property. Jack and Jill would have called local professionals from the area, they would have gotten many bids for rehabbing the building, great discounts for local products, and a local broker to sell the property after all repairs are completed.
Jack and Jill had no exit strategy to see return on their investment. Instead, Jack and Jill relied on the fact that buying a house, fix it yourself and sell it for a lot of money. If they would have had an exit strategy in place, she could wholesaled a seasoned investor, sold as a handyman special, let optioned, or just tore it down and made a boat dock and rented jet skis.
Jack and Jill finally gave up and walked away from the money pit. Look at Jack and Jill to reach into his pocket for more money and he took the shiny dime, instead of thousands of dollars. The End.
Now that you've heard Jack and Jill's not-so-fairytale story. The moral of the story is that Jack and Jill are everywhere want to get into investing. Here are some steps you can take a good deal to make money without leaving the table.
1. Research in the area to invest in by doing which drives the day and at night. Always buy good that you yourself would live in. If you can not live there, how would you expect a second family to live there.
2. Analyzing real estate profit potential. Know your numbers! You must know what you put out and what you're going back.
3. Enter your due diligence. Make sure whatever you buy can be verified by inspection and valuation of licensed professionals ..
4. Always the Property. You can do this video, photos, or in person.
5. Write an offer and negotiate terms and conditions of the offer. Make sure you purchase a and it has an inspection clause.
6. Safe investments on the title with a title Company. You want to be able to insure the property and this will allow you to find out whether a liens and taxes. You do not want to buy a property that surprises.
7. Working with financial institutions for rehabilitation. This is important in investing. There are many private and hard money lenders out there, where you get a short term loan for rehabbing properties. Usually it is 55% -65% the after repair value you can borrow to fix up the property. Because it is usually based on the equity in the home loan can not be a problem with the lender. Fees and closing costs may be higher, but if you use a short term loan does not matter, you have enough equity in the house to pay for the higher rates and still have your own personal cash.
8. Have an exit strategy. Yeah, you better. I can not stress enough the importance of having an exit strategy. If something goes wrong, or you get overwhelmed by the rehabbing project you want to get the deal quickly and effectively. There are other investors who are not rehabbing on a daily basis, that a successful course in converting homes in the neighborhood to have. There is a solution to every problem with good planning.
9. Get references of Real Estate Professionals native to the area to invest in. You want to rely on professionals to help you, but that they livein the city and state you are investing in. You would make a cab with a driver who just arrived from another country? Of course not, why would you use a professional outside the city? Interview them and get referrals for hiring them to work with you.
