The 8 Golden Rules purchase of a plot. How can you avoid common mistake many people make the buying country.
We often come across someone who recently bought their lot and Then we ask standard questions like "Where do you think I should build?" "What about my utilities?" "How big a house or footprint can I have? "And quite a few others that should be asked before considered buying a lot.
Here are our 8 golden rules for buying land:
- Is it the city limits or in a de facto part of the county? Often when you look at property within the city limits, utilities, including sewer are already in place, while outside the city limits, often times there is no cable, no power, no sanitation, no water and no driveway. Each of these items should be addressed.
- You must be the country "perc" know for a septic system on site, what type of septic system will be installed and how much it will cost. If you're planning on building a 4-room house and the property can only install a 2-bedroom septic system, the property is not worth much. You need to know before closing on your purchase. Within a few days of making a bid, or prior to making an offer, you should ask the current owner if he has no documentation of a perc test and septic design and when that expired. You often have to hire someone to carry out a test and make your selection according to this factor.
- Is there water available? The biggest mistake you can do is find a great price on a property, find that the percentage, to find, but discover later that it will cost tens of thousands U.S. dollars to drill down to a well 200 meters to install. Although you are not 100% sure without an actual drilling, an experienced local drilling company can get information from the parties in the area and drilling depths and their associated costs. They usually standardized bids at this depth variables that can make you a general price range of the costs involved. You should also watch out for enough pressure to a sprinkler system in your home to install. Many municipalities are in the building code for rural areas, where fire trucks can not easily access.

- Other utilities (electricity, telephone, cable and internet) – Unless you plan to go wirelessly with mobile phones, satellites, and solar energy you need for local Contact utilities and about access to your home and the costs involved. You'd be surprised how much it costs to power to make just a few hundred meters your property or put the lines underground. It is often helpful to know if you have access to natural gas or you will be using a service for propane tanks. This can also factor in your decision.
- Setbacks – Each jurisdiction has its own set of rules for setbacks from property lines.
